Every material we specify is thoughtfully considered for its impact before, during and after construction.

Sustainable property planning helps you enter into a long-term relationship with your land, where the property supports your needs while you actively contribute to the health and vitality of the surrounding environment.
Property planning is relevant to any sized block. Through holistic, whole-systems thinking, your land's unique potential can be discovered and nurtured, cultivating a living environment that sustains both you and the native habitat you share it with.
When building design and property planning are considered together, the result is a way of living that moves beyond simply minimising harm. The aim is for the built and natural environments to exist in genuine reciprocity, where each strengthens the other, and where water, energy and resources flow through the whole system with care and intention. This kind of integrated design allows your home and land to function as one connected, living system, reducing waste not as an end goal, but as a natural outcome of working with the land rather than on it.
Depending on your vision and the unique character of your site, property planning may draw on approaches such as permaculture design, revegetation and habitat restoration, renewable energy, and tree cultivation, each chosen to deepen the relationship between you, your home, and the living landscape around you.

Working With You
We offer a complete service from concept design through to construction documentation, built around a close working relationship with you at every stage.
We begin with an initial consultation to understand your needs, aspirations and budget. From there, we provide a design proposal with fees aligned to your construction budget, with fixed fees generally agreed before design commences. We liaise directly with engineers, consultants, certifiers and council on your behalf, and provide clear, upfront indications of all fees and charges so you can plan with confidence. For smaller or speculative projects, hourly rates are available.
An in-depth briefing follows, where we take the time to fully understand your requirements before moving into concept design, whether for a new build or a renovation. We progress to design development and construction documentation only once you are genuinely satisfied the design reflects your vision. Our documentation is thorough and precise, giving builders the clarity they need to price accurately and minimise uncertainty on site.
Throughout the entire process, you are encouraged to be an active participant. We believe the best outcomes come from genuine collaboration, and we are committed to ensuring you feel informed, comfortable and confident at every step from concept through to construction.
To support this, we use sophisticated 3D modelling alongside the latest rendering and virtual reality technology, allowing you to fully visualise and experience the design before anything is built.
Our services can also extend beyond documentation to include ongoing liaison with your builder and site inspections, ensuring the quality and finish of the final build meet the standard you expect.

Pre-Purchase Inspections
Thinking of buying? We offer independent assessments of land and existing buildings, evaluating a property's potential to meet your needs and sustainability aspirations. Through desktop research and/or site visits, we identify opportunities, constraints and the realistic scope for design and development before you commit.
Regenerative Design
We believe the most inspiring built environments do more than minimise harm; they give back. As an accredited member of the International Living Future Institute, we can help identify opportunities for your building and site to move beyond sustainability toward a net positive impact on both the environment and the people who inhabit it.
Interior Design
Working closely with a trusted network of consultants who share our values and commitment to sustainable, healthy living, we can connect you with the right collaborator for your project, covering everything from internal finishes and fixtures to joinery, energy-efficient appliances, and colours and materials.
Contract Administration
We can support you through the construction phase, helping to negotiate with your chosen builder prior to and during the building contract. This includes attending meetings, conducting periodic site inspections to assess the proj on your behalf, helping to resolve construction-related issues as they arise, and reviewing builder progress claims against work completed.
Community Consultation
Good design has the power to bring people together. We work with community groups and shared living projects across a range of scales, from communal gardens and shared spaces to more complex co-housing and community living planning.
